What happens during a general home inspection in Texas regarding the foundation?

The inspector will look for visible signs that suggest possible foundation movement or failure, such as:

- Cracks in walls (interior and exterior)
- Doors and windows that stick or don’t latch properly
- Sloping or uneven floors
- Flooring with crack tiles and gaps
- Separation between walls and ceilings or floors
- Gaps around window frames or exterior walls
- Cracks in the foundation itself (if accessible)

They will report their findings and note if the signs suggest the need for further evaluation.

If foundation issues are suspected, the inspector will recommend a structural engineer or a foundation specialist for a full, expert evaluation.

Important things to know:

  • A general home inspector’s job is to observe and report, not to certify the foundation as good or bad.

  • In Texas, TREC inspectors are required to comment on any indications of adverse performance of the foundation, but they cannot predict future movement or prescribe repairs.
