A pre-listing inspection is an inspection that a home seller arranges before putting their property on the market. The goal is to identify any issues with the home that may affect its value. While a pre-listing inspection is not required, about 25 percent of sellers chose to have their home inspected to avoid any unknown issues that could loss the sale.

By completing this inspection before list the home, the seller can:

Building a New Home? Phase Inspections are Important.

A phase inspection refers to an inspection done at various stages (phases) of the home building process. These inspections help to ensure that everything is being built correctly and are in compliance with standards.

New Construction Phase Inspections

  • Final Inspection: This inspection is the final inspection of your new home and is a detailed assessment & performance evaluation of the property's systems and components.

  • Pre-Pour Slab / Foundation Inspections: This is done just before the foundation is placed to ensure preliminary requirements have been performed and proper guidelines followed.

  • Pre-Drywall Inspections: This inspection is done just prior to insulation and drywall being installed which will cover the framing, plumbing lines, & electrical wiring that sits in the walls. This inspection ensures proper framing, electrical, plumbing, & HVAC installations before it is hidden from view.

We offer:

The warranty inspection, also known as 11-month inspections, protects new construction homeowners from being financially responsible for deficits or damages in covered items that are found within the first year of home ownership.

We check all the major systems including the HVAC system. A written report including photos will be provided listing all visible defects along with recommendations for repairs. You can then provide this report to the builder to discuss mitigation.

Builder Warranty Inspections

These items are referred to as ADD ON services and are requested as additional items to inspect while performing a standard home inspection, warranty inspection, or pre-listing inspection.

What’s the difference between a standard home inspection and a warranty inspection?
These two inspections evaluate all the same items and include the same information regarding the homes condition A report will be provided stating the performance evaluation of the property’s systems and components.

How long does the standard home inspection take?
A standard home inspection usually takes 2-3 hours, depending on the size and condition of the property. Larger homes, older homes or those with additional Add On systems may take longer. We take the time necessary to ensure a thorough inspection of all major systems and components.
Can I be onsite during the inspection?
While not required, you are always welcome to be onsite during the inspection. This would allow you to see firsthand what the inspector is evaluating. We typically suggest joining for the last 30-60 minutes of the inspection for a walk-through of our findings. This is also a perfect time to ask any questions you may have.
