In most cases, the answer is yes—if the space is safe and accessible. Crawl spaces are an important part of the home inspection process because they can reveal serious issues related to plumbing, foundation, moisture, and more. But there are specific standards in place, especially in the state of Texas, that outline when and how inspectors are required to enter these areas.

What Texas Regulations Say About Crawl Space Inspections

In Texas, home inspectors must be licensed through the Texas Real Estate Commission (TREC), which provides clear guidelines through its Standards of Practice (Section 535.228). Under these standards, inspectors are required to inspect crawl spaces, but only if they can be entered safely and without risk.

To meet TREC’s definition of an “accessible” crawl space:

  • The opening must be at least 18 inches by 24 inches.

  • There should be a minimum vertical clearance of 18 inches between the ground and the floor framing.

  • The space must be free of safety hazards, such as standing water, exposed electrical wiring, or animal infestations.

  • Inspectors are not allowed to damage property to gain access. If access is blocked or sealed, entry is not required.

What Happens If the Crawl Space Is Inaccessible?

If the crawl space doesn’t meet the requirements for safe entry, your home inspector will still perform a visible inspection. That means:
