When you're buying a home, a general home inspection is one of the most important steps in the process. It helps uncover potential issues that may not be visible to the untrained eye. One common question we hear is: "Do home inspectors check sewer lines?" Let’s break down what’s typically included—and what requires additional services.
Do Home Inspectors Check Sewer Lines?
In a standard home inspection, the visible and accessible plumbing inside the house—like faucets, drains, toilets, and water heaters—is evaluated for function and safety. However, underground sewer lines and septic systems are not typically included in a general inspection.
To inspect a sewer line, a sewer scope inspection is required. This involves running a specialized camera through the home’s main drainpipe to look for root intrusion, cracks, blockages, or pipe collapse. This is a specialty service that some inspection companies offer as an add-on, but it's not included in a basic inspection.
What About Septic System Inspections?
If the home you’re purchasing isn’t connected to a city sewer system, it likely relies on a private septic system. Septic systems must be evaluated separately from the general home inspection
A failing or neglected septic system can lead to thousands of dollars in repair costs. Identifying issues before you close on a home can save a lot of time, money, and headaches.
Conventional vs. Aerobic Septic Systems
Not all septic systems are the same. In Texas, you’ll generally find two types:
1. Conventional Septic Systems
Often used in rural properties.
Consist of a septic tank and a drain field.
Wastewater is naturally filtered through soil.
Lower maintenance but limited by soil type and lot size.
2. Aerobic Septic Systems (Aerobic Treatment Units - ATUs)
Common in areas where soil or space won’t support a traditional system.
Use oxygen to break down waste more efficiently.
Involve multiple tanks, aerators, and spray or drip dispersal.
Require regular maintenance and inspections.
At Neptune Inspections, we offer inspections of aerobic systems. We’ll evaluate the condition and operation of all components, check control panels, inspect spray heads, and look for signs of failure or poor maintenance.
Why It Matters
Septic and sewer systems are critical components of a home's infrastructure, and they’re often out of sight—and out of mind—until something goes wrong. A sewer line or septic inspection can provide peace of mind and help you avoid costly surprises.
If you're purchasing a property with a septic system—especially an aerobic one—be sure to schedule the appropriate inspection. At Neptune Inspections, we're proud to offer professional aerobic system inspections and can guide you on the right services for your home.
